Buying a Home

The Process Is Simple

  1. 01

    Get Pre-Approved

Before we begin looking at properties, I'll encourage you to connect with a mortgage professional to understand your budget and financing options. This gives you confidence as we start your home search.

  2. 02

    Find Your Home

This is where the excitement begins! We'll explore properties that suit your needs, lifestyle, and goals, taking the time to find the right fit for you.

  3. 03

    Make an Offer

When you find a property you love, I'll guide you through preparing and presenting your offer, explaining the details and helping you understand your options along the way.

  4. 04

    Offer Accepted

Once your offer is accepted, we'll work through the next steps together, including subjects, inspections, and the necessary paperwork, keeping you informed throughout the process.

  5. 05

    Move In

The finish line is in sight! As we work toward completion and possession day, I'll be here to help you stay on track so you can look forward to settling into your new home and starting your next chapter.

Questions People Ask Me

helpWhat does it cost to have you as my buyer's agent?

In most transactions the seller pays the commission, so having me on your side costs you nothing directly. What you get is someone reading the contract, the disclosures and the property history in your interest rather than the seller's.

helpHow do I see new Powell River listings first?

Sign up for my listing alerts and new properties reach you the day they hit the board, filtered to your criteria. In a market this small, a two day head start is often the whole difference.

helpI am moving from the Lower Mainland. How should I plan a trip?

Give me two days and your shortlist of must-haves. I will build a route that shows you neighbourhoods, schools, the commute reality and the ferry rhythm, alongside the actual listings. People who do this rarely regret the move; people who buy sight-unseen sometimes do.

helpWhat should I know before buying an acreage or island property?

Water source, septic, power, legal access, ferry dependency and insurance. Every one of those has caught somebody out here. I ask them early, in writing, before you are emotionally committed.

helpHow much deposit will I need?

Typically five percent of the purchase price, delivered within a day or two of subject removal, though it varies with the offer. Your down payment and your deposit are different things, and I will make sure you understand both before you write.

helpIs now a good time to buy in Powell River?

The honest answer depends on how long you plan to stay. If it is five years or more and the payment works, timing the market matters far less than buying the right property. If it is two years, we should talk carefully first.
